A small leak appeared the last time it rained. Does that mean it’s time to replace your home’s roof? Not necessarily. Here are the signs that it may be time to replace the whole thing instead of taking care of a few repairs.
How old is your roof? If you haven’t been in your house very long, you may need to look back at the paperwork from when you bought it to find the age of your roof.
An asphalt shingle roof lasts 20 to 25 years, and a roof over a layer of shingles needs to be replaced after 20 years.
Is your roof in its second decade? That is a good indicator that it may be time for a new one.
Take a closer look at your shingles and flashing. If they are cracked or buckling, that is a sign they need to be replaced.
Signs of Moisture
Look for signs of trapped moisture in your home, such as rotting boards, moss, mold, or fungi. Of course, saggy or droopy roofs need to be replaced.
